How much does a room addition cost in California?

California room additions cost $325–$580 per square foot in 2026. A 400 sqft bedroom suite addition runs $130K–$232K; a 250 sqft kitchen expansion $95K–$165K; and a 600 sqft primary-suite addition $195K–$348K. Second-story additions add $80–$150/sqft over single-story.

Additions trigger setback, height, and FAR (floor-area-ratio) checks. Many California cities cap residential FAR at 0.45–0.65, meaning a 6,000 sqft lot may only support 2,700–3,900 sqft total under-roof.

Foundation tie-in, roof intersection, and matching existing finishes are the technical cost drivers. Energy upgrades to existing systems are often triggered by the addition.
