What does an LA remodel actually cost in 2026?
Kitchens land between $95k and $240k. Baths between $55k and $145k. Whole-home remodels between $385k and $1.2M+ depending on scope. Additions between $185k and $675k. We price each project line-by-line — no $/sqft guesses on a napkin.
How long does a remodel actually take?
Kitchens: 8–12 weeks. Baths: 5–8 weeks. Whole-home remodels: 6–10 months. Additions: 4–7 months once permitted. Permits add 4–16 weeks depending on jurisdiction (LADBS vs. Santa Monica vs. Pasadena vs. Burbank all run different clocks).
Can I live in the house during the work?
Sometimes. Kitchen and bath remodels are usually live-throughs with a temporary kitchen and dust walls. Whole-home remodels are usually live-outs — we can help you find a 4–8 month rental nearby. We'll be honest with you at feasibility about which makes more sense.
Do you handle permits, design, and engineering?
Yes. Architectural drawings, structural engineering, Title 24, and the LADBS / city permit application are all in-house or with our regular partners. Your name never goes on the counter at the building department.
Can you work with my architect?
Often. We have a short list of LA architects we love working with, and we're happy to review drawings from anyone — we'll flag constructability issues before you spend more on design.
What about HPOZ / historic districts?
We do a lot of HPOZ-compliant work — West Adams, Highland Park, Angelino Heights, South Carthay, Pasadena's Bungalow Heaven. We handle the design review submission, attend the board meeting, and design to in-kind repair standards from the start.
