How we built the numbers
- ADU and conversion rates pull from jurisdiction-specific $/sqft ranges in our area data — Westside, Hills, Valley, SGV, Eastside, South Bay, Ventura, OC, Inland Empire.
- Remodel rates use a base $/sqft (LA County median) scaled by a city cost index derived from the local detached-ADU midpoint.
- Soft costs (design, engineering, permits, GC overhead) ship as a fixed line — never hidden inside an inflated $/sqft.
- Lot-condition adders apply real cost impacts: BHO hillside geotech and retaining, Coastal Development Permit soft costs, Chapter 7A fire-rated assemblies in VHFHSZ areas.
What it doesn't include
- Land cost, FF&E, appliances above standard spec.
- Utility upgrades that exceed standard service drops (long LADWP runs, panel-to-pole pulls, sewer-lateral replacements).
- Discretionary review: HPOZ design board, Mulholland, HOA architectural review.
- Hazardous materials abatement on pre-1978 homes (lead, asbestos).
