What is a tenant improvement?
A tenant improvement (TI) is interior buildout work done to adapt commercial space for a specific tenant — partitions, flooring, ceilings, lighting, restrooms, and trade work. TIs are typically funded by a landlord allowance ($30–$120/sqft) plus tenant out-of-pocket.
California commercial TIs require a building permit and trigger ADA accessibility upgrades to the path of travel and primary restrooms when scope exceeds defined thresholds.
TI timelines run 6–16 weeks for office and retail; restaurant and medical TIs run 12–28 weeks because of mechanical, plumbing, and health-department review.
