Setback
Minimum distance a structure must be from a property line.
Setbacks are the minimum distances required between any structure and the front, side, or rear property lines. Standard R1 zoning in LA requires 20 ft front, 5–10 ft side, and 15–20 ft rear. ADUs get a special break: state law caps side and rear ADU setbacks at 4 ft regardless of underlying zoning.
Front setbacks for ADUs still match the underlying zoning. Detached ADUs in the rear yard are usually the easiest to fit — 4 ft from the rear and side property line, no front-yard restriction.

FAQ — Setback
What does "Setback" mean in plain English?
Minimum distance a structure must be from a property line.
Why does Setback matter for a California ADU or remodel?
Setback comes up in the zoning and land-use side of nearly every Greater LA and Bay Area project we touch. Setbacks are the minimum distances required between any structure and the front, side, or rear property lines. Getting it right at design saves rework later — getting it wrong is one of the most common reasons permits stall.
Where will I see Setback on my own project?
Most owners run into Setback during the design or plan-check phase. Your project manager flags it on the schedule, walks you through what the city expects, and confirms documentation is in place before the inspection that depends on it.
Does Setback cost extra?
Sometimes — depends on whether it adds scope (a report, a structural detail, a fee) or just a paperwork step. Anything cost-impacting is itemized in your contract or change order, never buried in the invoice.
Who at Alpha Dream handles Setback?
The project architect owns design-level decisions; the permit runner owns city interactions; the project manager owns field execution. You always know who to ask.
