What drives the spread

Tub-to-shower conversion
Pulling a tub, re-framing for a curb, waterproofing the pan, and tiling adds 6–10 days of skilled labor and $9–22K depending on size and tile selection.

Plumbing condition
Pre-1970 galvanized supply and cast-iron waste lines almost always need to come out during a remodel. Budget $4–9K for the re-pipe per bathroom.

Waterproofing standard
Membrane systems (Schluter Kerdi / Wedi) cost more upfront than felt-and-wire-lath but eliminate the failure mode that takes out the ceiling below within 8 years.

Tile + slab selection
Porcelain field tile vs. natural stone vs. large-format slab is a 4× spread on the material side, plus labor doubles for slabs and Schluter-detailed tile.

Ventilation + code
California's 2022 cycle requires ENERGY STAR exhaust fans ducted to outside; the 2025 cycle tightens minimum CFM and adds humidity sensors in interior baths.
